Tz'utujil Bay sits directly on the water at Lake Atitlán, surrounded by three volcanoes. The building was fully remodeled into three private studios, each with its own kitchenette and ensuite bathroom, sharing an infinity-edge pool and a plunge pool that looks straight out over the lake. It's a base for travelers who want a real kitchen, a real view, and a quiet place to come back to.

House Rules

Check-in / Check-out

Check-in 3:00 PM to 8:00 PM. Check-out by 11:00 AM. Access details are sent 24 hours before arrival; let us know in advance for a late arrival.

ID on arrival

A valid passport or government ID is required for all guests at check-in, per local requirements.

Occupancy limits

Please book the studio that fits your group. Extra guests beyond the listed capacity are not permitted without prior approval.

Quiet hours

Quiet hours are 10:00 PM to 8:00 AM out of respect for neighboring guests and the community.

No parties or events

Tz'utujil Bay is a residential property. Parties, events and amplified music are not permitted.

No smoking indoors

Smoking is not permitted inside any studio. Outdoor common areas only, away from furnishings.

Pool safety

There is no lifeguard on duty. Children must be supervised by an adult at all times around the pools.

Pets

Pets are not permitted, with the exception of registered service animals.

Care of the property

Please treat the studio and shared areas with care. Guests are responsible for any damage beyond normal wear.

Water and electricity

We kindly ask guests to be mindful of water and power use, as both are limited resources around the lake.

Visitors

Non-registered guests are welcome to visit during the day but may not stay overnight without prior approval.

Cancellation policy

Full refund if cancelled 14 or more days before check-in. 50% refund 7 to 13 days before. No refund inside 7 days of arrival.

Tz'utujil Bay sits on the shoreline of Santiago Atitlán, Sololá. Most guests arrive by lancha across the lake or by road from Panajachel.
